Head of Sales & Marketing

West Lothian | Full-Time | Senior Leadership Role

Bridges Properties is growing, and we are looking for a driven, performance-led Head of Sales & Marketing to lead our sales engine, elevate our brand presence and drive revenue growth across West Lothian.

The Role

As Head of Sales & Marketing, you will own the overall sales performance of the business. From winning instructions to completion, you will ensure momentum, urgency and excellence at every stage of the property journey.

You will lead the sales team, refine standards, drive marketing strategy, and protect the Bridges brand as the most recognised and trusted in the area.

This role is both strategic and hands-on.

You will shadow valuations and negotiations to coach and elevate the team, delivering direct feedback that drives higher standards. You will step in on high-value or complex client situations, setting the benchmark for communication, confidence and professionalism.

Key Responsibilities

Drive Sales Performance & Revenue Growth

  • Own all things valuations, instructions, offers, exchanges and completions
  • Monitor the live sales pipeline
  • Identify bottlenecks early and take decisive action
  • Improve conversion rates across every stage of the sales journey

Lead from the Front

  • Actively support ad coach with valuations and negotiations
  • Act as the escalation point for complex situations/clients
  • Constantly improving our service to deliver a premium, confident client experience every time

Own Marketing & Brand Strategy

  • Oversee property marketing and brand marketing
  • Direct social media in line with the wider business vision
  • Ensure every listing meets Bridges’ marketing standards
  • Work closely with internal and external creative partners

Build a High-Performance Sales Culture

  • Lead, coach and develop the sales team
  • Set the standard for energy, accountability and client care
  • Support structured performance conversations
  • Identify training needs and consistently raise standards

Strengthen Systems & Scale

  • Ensure processes are followed from valuation through to completion
  • Refine systems and tighten standards
  • Contribute to wider business strategy and growth planning
